s t i n t have the first introductory meeting with our client. We gather information from our client to create a design brief. The brief of the project sets out the parameters of what the client wants, as well as the scope of the project. The scope of works is our guideline to creating a budget estimate. We will then draft a fee proposal outlining the brief and scope of works for our client’s confirmation & approval.
The initial design fees are calculated based on the estimated project cost. A commencement fee will be charged to generate a proposal. The commencement fee will be absorbed once orders are confirmed and a revised fee will be calculated as a percentage of the project build cost. Fees are negotiated and fixed in upon acceptance of the budget. Fees would only increase if the agreed to scope of works increased. Payments are staged to match project stages throughout the duration of the project.
In preparation for the Concept Design Proposal further research is done into our client’s needs.
This may include a corporate identity or preferred colours & materials, design styles, end-user requirements. The function of the space or various areas within the space. We communicate with our client to get answers to all the questions we may have.
s t i n t create a Space Plan taking our client’s requirements into account together with a Look and Feel concept. This is our high-level design intent, from contemporary, industrial and minimalistic to playful or classic, and all possibilities in between. We then present the concept proposal for our client’s feedback & approval.
Once the Space Plan and the Look and Feel direction have been confirmed by our client we get into the finer details. Joinery Design Concepts, Materials & Finishes, Proposed Furniture, Upholstery Fabrics, Lighting, Feature elements. 3D Modelling can be included during the Concept Design stage & refined during the Design Development stage. Additionally, if required photo-realistic renders & VR views can also be presented.
The Technical Documentation will commence at the same time as the Design development stage. The first draft technical pack issued to contractors & manufacturers for more accurate costing assists the design development stage towards budget goals. We provide a complete set of layouts, details & schedules for construction. Our 20 years of experience in the interior design & architecture industry has given us the practical knowledge and experience to be able to collaborate and guide our consultants, contractors, and manufacturers, in executing our design features as close to our design intent as possible.
s t i n t first develop the high-level project budget during the appraisal stage and work closely with our client to manage and adjust this to achieve the desired balance. After Concept Proposal approval, quotations received from technical drawings issued to contractors & manufacturers are updated in the budget. The updated budget will be presented to the client together with the draft technical pack and project program for feedback & approval. Occasionally some value engineering is required to meet the budget.
Procurement commences when the technical drawings & the budget is aligned & approved by our client. We manage the procurement process keeping track of the various purchase orders, supplier deliveries, supplier invoices, staged supplier payments and customer invoices and payments.
s t i n t appoint a dedicated project manager to ensure a seamless construction process. We manage the process by means of regular site meetings and inspections, site advice and setting out, regular program and budget reviews, snagging de-snagging, and on-site relationship management. We keep our client informed of the progress on a regular basis.
During the final installation stage, the project manager and designer will be present on site to coordinate the deliveries and supervise the installation. An outstanding item, completion & snag list is compiled. Completion & de-snagging are attended to without delay.
Once the outstanding item, completion & snag list have been attended to & all work has been signed off as completed by our happy client, the site is handed over as completed. Final fees are due on completion. At this stage, any additions or changes can be made which will be at an additional agreed fee.
At a convenient time for our client, we arrange for a professional photographer to shoot the interior. For our top projects, we get a press release written and send out to the design media and our own social channels. We make the content available to our clients.
